    If some California stooge wants to pay me a 150% rate of return on a four year investment, I'm probably going to let them.

    Back in my world, I looked at a 1,200 sq ft house in Fishers today w/ 1 car garage on .10 acres that is listed at $195k and they will probably get at least $15k over list.

    Back in my world, I looked at a 1,200 sq ft house in Fishers today w/ 1 car garage on .10 acres that is listed at $195k and they will probably get at least $15k over list.

    And then, when you go to buy a house, or rent an apartment, you'll just lose it because of the estate inflation.

    I will supply the comic relief. I had someone not too long ago approach me concerning a 24 acre parcel that was NOT listed or posted to be for sale. All said and done he thought he was going to give me a seriously lowball offer and then thought he was in a position to push me to sell at that lowball price on his terms. Needless to say, it didn't happen.

    My father kept talking about this property on the way to my sister's place. Kept on and on about how he wanted to buy it. This went on for well over a year, maybe two. I asked him why he thought it was for sale, he said everything is for sale just some things are priced out of your range.

    Well he saw someone walking around the property one day so he stopped in. Turns out it was her father's place. He had gone into assisted living and then passed. House was already sold, but they would accept an offer just in case.

    Had he seen someone there sooner or had I started looking into the owner maybe he would have gotten the place. The family who did get it dumped a lot of money into it. Guess the wife said that was her grow old spot. It looks really nice and well kept from the road. New house, added onto and re-sided existing pole barn, cleaned up the yard and pond.

    He still mentions the place as the one he could have bought.

    At least he wasn't the pushy type tho.

    I am no expert on houses. I guess the good Lord took care of us on my house, we got it in 2012 and the people were out of time so I got a decent price. Today it appraises for a touch less than 100% more than I paid.

    We just had our 2nd and a 3rd friends mover away due to family stuff. I thought the friends paid $100K too much for their new house, but then their old house sold for $100K more than they paid, so it worked out.

    I would hate to be a young man with a rug rat and a pregnant wife looking for my first house these days. I bought my first one in 1980, the FHA mortgages were like 17% but the houses were priced ok. We were able to renegotiate the interest after Reagan was in the White House. You can never renegotiate house price once you bought it.

    This is truth.

    I'll say it again: There have been no fewer than 3 homes in our 'hood that sold person-to-person without ever hitting the market at all. 4 homes if you count one of them 2x - because it sold 2x within a few years...person to person. They were done with either knocks on the door or letters or knowing neighbors who put them in touch.

    I personally recommend the letter method. You just may end up contacting some older home-owner who already has a "summer home" somewhere else or someone who really needs to downsize due to health issues.

    My oldest is looking for her first owned place. New job and a slight relocation is in order.

    Went and looked at one last night. Made an offer that I think was too much and lost out on it. I must be living in the past because I guessed what I thought it was worth without all the crazy right now. Looked it up and that's about what it sold for last time. About 20k less than her offer.

    Looks like she is going to be stuck with a 57 minute commute.

    A lot of "my truth" in this thread and irrelevant information for others. What applies to Marion county with nearly a million residents and surrounding counties, that now have satellite cities with 100,000 resident populations, is completely irrelevant to the market in a county with 50,000 residents. Only 27 of the 92 counties have a population greater than 50,000, and the bottom 20 have less than 20,000 residents.

    Most of the comments only apply in the market they were made from...

    Well, I'll drag this thread out of the depths and update it.

    We now have a buyer's realtor. I'm not going to go further explaining how that came about, but it was by happenstance, so it is part of the deal now. Two realtors who have to split commission, so they want to maximize offers if we ever find a house. Whatever. :)

    Just finding a house that is CLOSE to acceptable is a chore. Beautiful house, no central air. No-go. We could do some light remodeling on this old farm, no high-speed internet available. No-go. Beautiful house with a nice yard we could drop a pool in, bordered on all sides by higher crime areas. Not getting there and waiting for the borders to close in. No-go. House looks great from the pictures, get there and see the reality.

    The reality of it is best thing, the most humorous thing of all. The pictures are taken from points of view that intentionally obscure the reality of it. Stairs to the second floor that are so steep that it's almost like climbing a ladder, in a 1990s built home. Gorgeous home, mostly updated, but the kitchen that looked so good is not actually stone countertops, but bad formica, and there is no paved driveway to the 2 car garage. Grand old home, smaller lot in a small town, but ok, might be able to work with that. Central air? Nice. Upstairs has no return vents. I don't care how much cold air you can pump into the second floor, withouts return vents, it will always be hot.

    Good thing my wife and I have a good sense of humor. It's good to look at bad stuff to really narrow down on to stuff you really want.

    We're a week into this and finding truth to everything you are saying.

    Keep your sense of humor about it. "Well, that's not the one, lol" is better than being POed about it. I don't mind taking a look at something. We usually turn it into a day. See a house or three, have some lunch, explore the surrounding area.

    Some pictures are outright confusing. I see this and that, and I don't know how all of that fits together in the same house. Then I get there, and see it, and ask myself "who thought this was a good idea?" And we don't buy. The next day, our realtor tells us there are multiple offers. No, we aren't making one.

    Other side of the coin is we get to "Ok, maybe" if we do this and that, and the next day it's gone, at above price offers. Like multiple, above-asking offers. For a house that I wouldn't even make a full-price offer on. It's crazy.

    We had an appointment today to look at a house. Pics seems decent. We got there and the realtor was running late. After a walk around the property, we called her and said nevermind. This place was completely trashed.

    We saw a property pop up yesterday, about noon, that I called my realtor about. We got an appointment for today at 11AM. They got so many offers by 8PM last night, that the SELLER'S realtor cancelled our viewing today. My wife and I LOL'd, and I cancelled my leave. At least I didn't waste any leave over it.

    You guys have picked the worst buyers real estate market in Indiana history to date.
    Truth right there.

    My oldest got a new job that was a fair distance away so started looking to buy at the midway point.

    Junk going above asking. All of it above what a real value would be. Made offers that were refused. Found a couple that she loved, but even going higher than she wanted to they were lost.

    Finally sat her down and re-explained that it is a seller's market. Maybe she should look for a rental, although none available either. So instead she decided to stay where she was for a bit longer. Almost an hour one way drive in good weather tho.

    Then the best thing happened.... the job she was taking turned out to be not so good. They started changing everything before she got there. She said nope and dropped it like the hot rock it was.

    Found a nice job more local where she is treated with respect. Now she sits back and lets the sharks swarm in the housing pool.

    I am considering selling a property or two because the market is so crazy. Figure I can take a hit on capital gains, live off the proceeds and still save enough to dive back in once the market stabilizes.
