    I looked at 13.317 acres yesterday.
    Property was owned by a large conglomerate that mainly deal in buying junk property cheap and selling at premium prices.
    Property had been logged in past two years and the remnants were scattered everywhere.
    At least 25% of the property was standing in water, which is run-off from the farm fields on two sides.
    Abutted to Highway 39 just 2-1/2 miles outside of Buffalo, so there's not much around.
    No improvements, no electric...
    $118,000 or $8660 p/acre.
    Lots of dead trees standing and sparse underbrush.
    Houses close on both ends.

    So, I'm still looking.
