    Would anyone be interested in purchasing rural land for the purposes of recreation, shooting, hunting, fishing, camping?

    1) If so how much would you be willing to invest?
    2) Alternatively, does anyone have connections to land owners within 45 min of Indianapolis who would want to sell, lease, or rent land to a group of responsible marksmen?

    Why do this?
    I've been interested in acquiring land to enjoy nature, and shoot calibers and at distances I am unable to in Indianapolis. I also realize that I wouldn't use the land very much (maybe once a month) and would likely spend as much time just maintaining it as actually using/enjoying it. If others would share in the maintenance and contribute towards the purchasing, it would be more enjoyable for all, and it would be possible to purchase a larger lot.

    Proposal (What I have in mind):
    Option 1) Pool funds of 5-10 individuals to purchase ~20-60 acres with % set aside for operating expenses.
    Form legal holding entity with ownership stakes. Grant exclusive small plats for each member if they want to build a cabin or shed.
    Generate revenue either by renting fields, registering portions of property in conservation programs, selling private hunting rights, or otherwise.

    Option 2) If anyone has leads for this option, I'd be more than happy to compensate a land owner for use of their property to shoot occasionally. Compensation could be in the form of currency, ammo, security cam installation, or access control/gate installation. If you'd be interested in creating a small group (<10 people) if we could identify a landowner for this purpose, lmk.

    Don't know what calibers you want to shoot long range but...Marion County fish and game fill alot of your boxes.
    And its in Indianapolis. Right off 465.
    Shooting and Fishing it says you can camp there but...not reallya camping kinda place.its a very nice peice of land.
    Wooded. Secluded hardly ever more than a couple people there except for events. And its under 200 bucks a year.
    Just no high power rifle allowed. Pistol calibers only. But there are alot of pistol caliber rifles

    Thanks for the info! I've been a member at MCFG for a while now, it is an incredible piece of property indeed and I take full advantage of it everytime I'm able! For this though I'm looking for longer than 100 yds and rifle caliper capable. I know Camp Atterbury is a little over an hour away, but I was looking for something more private.

    Its a interesting idea. Probably a tough one to get all the right personalities together on the same page though.

    I'm in the Indy area as well. I'd love the space to shoot rifles out to 300 yards, without having to drive nearly an hour and a half up to Bass & Bucks (where I also have to pack up my gear every time I drive down the range to change targets/repaint gongs). I don't hunt.

    Definitely interested in the idea of investing in some land with others around here. Could possibly go to mid-five figures depending on everything. Have a close friend in Indy (not on INGO) who is a hunter. He is in the same boat about land, with similar capital to invest. I'd like to learn more how the land would be partitioned and secured. I certainly don't want to shoot towards or, God forbid, into someone else's plot who may be out there hunting/camping. I also don't want a "neighbor" co-owner who gets angered by me blasting a thousand rounds of 7.62x39 at steel targets on a Saturday. I'm also definitely not interested in a timeshare setup where I can only use my land at a specific time/schedule.

    Lots and lots of logistics to consider and work through, but long story short I am intrigued.

    About the only way i could see this working is to have a gun range only, no dividing up property in plots mainly for safety, then the liability insurance can be a factor, say one of the people that finances the venture brings a friend out and they destroy something or shoot someone? Then what if the land surrounding what you bought gets sold and they start putting housing in depending on your area it could get zoned then you may not be able shoot any more. Then land running up to 10 grand a acre thats a lot of money to spend to go shoot! Best bet is to buy your own piece of land and doing with it as you wish i think.

    I have a small group of friends that has been talking about all pulling together some cash forming a trust and then buying land for rec use. Sadly we are all at different "liquid cash" levels so it's been slow moving. I've since decided to put a small amount into starting a side hustle perhaps some day it will bring in enough cash to buy myself a piece of rec land.

    I'd be happy to look at your conservation club, when you get it developed. I already belong to two others though. :dunno:

    OP might want to look into established conservation clubs. There are quite a few around. While it is not land ownership, these clubs have things sorted out as far as berms, safety, etc. Many are funded partially by the NRA.

    I agree with many factors yall listed.

    What I had in mind:
    Ownership structure would likely be llc, llp, or trust to protect all owners. Attorney would need to determine ideal situation.

    Plats would be very small ~ .1 acre or so around the main access point. Just enough for a parking spot, shed or cabin. The main purpose of these plats would be to protect individual structures in the event we would want or need to sell down the line. Say you buult a cabin, and everyone, including you, want to cash out but not loose your cabin. Individual plats would allow this without future subdiving.

    Agreed on gun range in specific direction to protect all. Ideally there would be natural features of land we could take advantage of to act as backstop. I had in mind shooting down a valley into a hill.

    I'd be willing to put down high 5 figures for the right land and group of people.

    So I've got 12 acres. 2 in a hoa the back 10 are wooded and not in the hoa. I've got a very well protected steel rang with targets 10 to 50yds. It is safely away from other properties. Still everyone around me feels the right to get into my business. I use the range once a month or less. It's a headache. One neighbor basically posted on fb that his ptsd would cause him to come out and eliminate the threat (me) the other neighbor on the backside of the acreage waits until I'm hunting and uses his mower to run deer the other direction. He has a single strip that goes down into the woods that he mows to protect his deer.

    This 10 acres is part of a 150+ acre woods around a creek bottom. Very rural mostly farms around. The hoa is based on a rural private lake.


    Lesson here, join a good, existing gun club. I've never enjoyed shooting less than on my own property at this point.

    You also can't really lease a piece of land to use as a range unless the county zones it. A local smith got sued all the way out of the county.

    I have a couple of country acres in Indiana but the problem is population density as already mentioned. People get bothered by shooting even if it’s several hundred yards away and done safely. My answer was to find 50 acres of wooded hills in Kentucky out in the middle of nowhere. Me and my brother bought these 50 acres for what 5 acres would cost you in central Indiana. One and only problem is the 3 hour drive. Super cheap taxes. Great place to camp, hunt, shoot and ride atv’s. Steep hills though. I wouldn’t turn a teenager loose there on an atv until they demonstrated some serious skills and maturity.

    I'd wait a few years and let the market cool off. I've been house and land hunting for more than a year. Recently I looked at 23 acres in Morgan County. The land is landlocked with no easement. There are no utilities. They want $10,800 per acre. Now is not the time to buy!

    Come to think of it, I actually know of a neighborhood that has a community trap/skeet range.
